Originally built in the late 1800’s, 905 Congress was substantially renovated by renowned Austin architect Hugo Franz Kuehne in 1930 when it received it’s new art-deco facade and became known as The Mutual Building. The structure saw several interior remodels in its life, but never an all encompassing renovation, leaving the building a hodge-podge of a century’s worth of renovations. In 2021, Nelsen Development provided development and construction management services for the rehabilitation of the Historic Structure. The outdated interior and mechanical systems have been replaced by contemporary design with nods to the original art-deco bank that inhabited the building. New terrazo flooring accompanies the exposed 1800s plaster and limestone walls, custom stairwells and millwork throughout provide the contemporary details. Historic Landmark Status was put on the building during the extensive renovation and is now recognized both federally and locally as a Historic landmark and contributing sturcture to the Congress Avenue Historic District. Nelsen Development continues to provide property management and maintainance for the structure.

Located on the corner of Congress Avenue and 8th Street in downtown Austin, this car-free mixed-use development was originally planned as a residential tower but was converted to hotel use when Nelsen Development sold the project to Hyatt and McWhinney in 2020.
Nelsen Development purchased the site in 2015 and led all of the predevelopment and entitlement efforts for the postage-stamp size infill development opportunity. The team worked closely with the nonprofit organization Austin Theatre Alliance to ensure the preservation of the neighboring Paramount and Stateside Theaters. The Avenue development will be providing space for the theatre’s operational offices, classrooms, and green rooms, freeing up much needed capacity at both, the Stateside and Paramount.

Originally built in 1951, 1500 E 4th street has accomondated a miriad of uses over the years from a German Beer import and distribution center, to a commercial laundry facility, to an art supply shop. The buidling was boarded up and sat mostly unused from 2011-2017 when it was purchased by Nelsen Development.
The project team led a thorough renovation and rahabilitation of the bulding inspired by its mid-century aesthetic and original paint scheme. The warehouse was given the name Distribution Hall in reference to its historical use and is now owned and operated by Nelsen Development as a for rent event space and production studio.
Perservation of the warehouse as a community and creative space is central to the current and future objectives of this adaptive reuse and urban infil development. While so many warehouses that once housed creatives in East Austin continue to dissapear, we hope to keep this one around to searve as a venue and resource to Austin’s creative community.

Nelsen Development has been working closley with arts organization Co-Lab Projects, providing development services necessary for the realization of the non-profits future campus. Nelsen development has provided permitting and pre-development services as well as coordinated arthitecture, engineering and Landscape design. Once permitted, Nelsen Devleopment will provide construction management services to see the project through completiton.

Completed in 2018, 618 Rocky Ledge is a duplex located in Westlake Hills. Built as a spec house, the home is zoned as a duplex and may function as one, but also sets up perfectly as a single family residence with a guest house. The 4 bedroom, 4.5 bath primary residence is complete with a pool, open kitchen and living space, and views of downtown, while the 2 bed 1 bath guest house with full kitchen is perched in the tree tops overlooking the lawn. Total square footage is 6030 sf on a 1 acre lot. Designed by Nelsen Partners and Built by Smith Builders.
